Located in the heart of Roseville California, this design-build project utilizes the building design and orientation to accentuate the natural surroundings by leaving large native Heritage Oak trees, adjacent wet lands and a riparian creek undisturbed. Additionally, constructing the building on a sloped geographical location created a unique bi-level ground floor design element.
The built-to-suit project consists of 11,393 square feet of two-story, Class “A” Office space along with 7,895 square feet of warehouse area. A pervious concrete drive isle was placed under the canopy of a large native Heritage Oak tree allowing the roots of the tree to continue to receive water and oxygen.
Structural steel columns with integrated metal stud wall framing provide the structure with a strong and rigid support system. A structurally engineered retaining wall designed to resist lateral earth pressure is located at the center of the building allowing for the bi-level system to be achieved.
The exterior of the building is highlighted by its metal mansard roof, steel stair case, main entrance canopy, slate building corners and earth tone color pallet. The main entrance of the building showcases a two story entry lobby with an ultra modern steel cable stair rail system. The bottom floor consists of stained concrete floors and a one-of-a-kind, poured-in-place concrete conference table, with Class “A” executive offices. The second floor houses a local development firm with additional Class “A” office space.
